Gospel Oak has an average violent crime rate and an average property crime rate for London.
Gospel Oak is one of those places that has all the appeal and amenities of some of the more expensive areas, but it doesn’t have that “trendy” label than translates to higher prices. That's because it's a little edgier, a little younger, and a little grimier than a some of the surrounding areas. There are a lot of homes here, however, and you’ll likely find something within your budget that you like without having to compromise. The housing stock here is going to be a little less grand and a little more utilitarian that other parts of London.
The population of Gospel Oak is made up of many young professionals and a lot of people who decided not to go the family route. However, for the families that are here, there excellent schools.
The Gospel Oak and Hampstead Heath rail stations are on the Silverlink North London Line, which goes around London. However, you’ll have to get used to walking if you want to go north and south.
Gospel Oak is bordered on the north by Dartmouth Park, on the east by Tufnell Park and Kentish Town, on the south by Belsize Park, and on the west by Hampstead.
