Abbotsford has an above average violent crime rate and a high property crime rate for Melbourne.
Located 2 kilometers northeast of the Melbourne CBD, Abbotsford is a diverse neighborhood home to immigrants from places like Vietnam, Africa, and Italy. The influence of its immigrant communities is seen through an array of delicious restaurants on Victoria Street, also known as Little Saigon. It's also notable for some impressive public buildings, most of which are located in the historic Collingwood Town Hall precinct.
The majority of homes here are single-story or two-story Victorian terraces, many of which have been designated as historic. While the rental market is affordable, home prices are very expensive.
Several local tram stations take residents from the peacefulness of suburban life to all the urban entertainment venues found in Melbourne.
Like most of Melbourne's suburbs, Abbotsford is dotted with beautiful little parks. But just across the Yarra River from Abbotsford is the Yarra Bend Park, which offers 260 hectares (642 acres) of picnic areas, running and biking trails, a boathouse, and a 9-hole golf course.
Abbotsford is bordered on the north by Clifton Hill, on the east by the Yarra River, on the south by Richmond, and on the west by Collingwood.
